FLOW opts for stable technical management for the Strawinskyhuis
FLOW Real Estate is a project developer and asset manager in Amsterdam. The company concentrates on strategic locations with great potential. From this point of view, FLOW has already taken on many complex and high-profile projects in the Netherlands. In 2016, the Strawinskyhuis in Amsterdam was purchased by Strawinskyhuis BV, a collaboration between FLOW and Egeria Real Estate Development. The building is still being leased, to the District Court of Amsterdam among others. In the long term, it is destined for redevelopment, but, for now, technical management is being provided by SGS Search.
Jurriaan Snijders from FLOW says: ‘SGS Search was already one of our cooperation partners. During the process of buying buildings, SGS Search regularly carries out technical due diligence inspections for us. The technical management of buildings is a very different discipline. Precisely because both parties know exactly what we can expect from each other, we were confident of having the right approach. In addition, SGS Search was already providing technical management for OVG, the previous owner of the Strawinskyhuis. The tenants were happy, so we opted for continuity and stability.’
The starting point: guaranteeing a reliable service level
The Strawinskyhuis is a multi-tenant office building on Amsterdam’s Southern Axis (Zuidas). It covers almost 10,000 m2 and has 67 parking spaces. ‘As mentioned before, the office block is destined for redevelopment. This means that we are not going to be making any major investments at the moment. But naturally we want to keep our tenants happy. All technical installations must work properly. Tenants must be able to benefit from a reliable and high level of service. SGS Search knows our approach and handles things very well here’, says Jurriaan Snijders.
Good contact with tenants
In the technical sense, SGS Search knows the Strawinskyhuis better than anybody. Job van de Kamp (SGS Search) says: ‘We’ve been coming here for years. First for OVG, now for Strawinskyhuis BV. Contact with tenants is particularly important. We meet with them every week to check that the technology is working as it should. Of course, we also test all the technical installations ourselves, and we also manage the maintenance contracts. Everything to keep the technical management of the Strawinskyhuis at the desired level.
