BREEAM sustainability assessment
Numerous factors contribute to the valuation of your real estate. The influence of sustainability factors is steadily growing in importance. Legislation and regulations regarding the sustainable performance are rapidly evolving, and an increasing number of real estate investors are scrutinizing the performance of buildings or portfolios during purchase and sale transactions. As a result, an objective measurement tool is needed to assess these performances. BREEAM provides the answer to this need.
BREEAM, for the Netherlands BREEAM-NL, is the leading method for measuring and assessing the sustainability performance of buildings, areas and demolition projects. A BREEAM assessment provides insight into a wide range of sustainability themes and the associated BREEAM criteria.
Three BREEAM quality marks
There are three types of BREEAM certifications:
- BREEAM-NL New Construction and Renovation
- BREEAM-NL In-Use
- BREEAM-NL Area
Each BREEAM certificate is linked to a sustainability rating. Scores range from “Pass” to “Outstanding.” An “Outstanding” rating is achieved when at least 85% of the criteria are met.
Environment, Social and Governance (ESG)
A BREEAM assessment does not only focus on environmental performance, but also evaluates other ESG parameters: social impact and corporate responsibility (Social), as well as governance practices.
Achieving a BREEAM certificate
The BREEAM pre-assessment is often a good first step to estimate the sustainability rating of your building(s). This allows us to provide insight into which type of BREEAM certification and corresponding score can be achieved.
Guidance to BREEAM certification
If you decide to pursue a specific BREEAM certification, we offer full support throughout the process. As a BREEAM Expert, we assist with collecting the required evidence and advise on improvements to be implemented. At the end of the process, the collected information is validated by an independent BREEAM assessor and the Dutch Green Building Council. After this, you will receive the BREEAM certificate.
For existing buildings, this involves a BREEAM-NL In-Use certification. We also provide guidance for new construction and renovation projects, helping you achieve a BREEAM-NL New Construction and Renovation certificate.
BREAAM and EU taxonomy
By obtaining a BREEAM certificate, you automatically meet most of the requirements of the EU Taxonomy. This is the European Union’s classification system that determines whether a building or activity can be considered sustainable.
If you comply with all BREEAM requirements while also meeting the EU Taxonomy’s minimum safeguards, you will receive an EU Taxonomy certificate in addition to the BREEAM certificate. This demonstrates the sustainability and future-proof nature of your real estate to investors and stakeholders.
