Energy performance advice for buildings (NTA 8800)
Improving the energy performance of buildings plays an important role in achieving climate targets. An energy label is therefore mandatory when selling or leasing existing buildings, or upon completion of new construction. New residential and non-residential buildings must also comply with the requirements for nearly energy neutral buildings (the BENG requirements). We use the NTA 8800 methodology to calculate the energy performance of your building.
NTA 8800 assessment methodology
NTA 8800 is the generally recognized method for determining the energy performance and the energy label of buildings. It applies to all types of buildings: both existing and new, residential and non-residential.
Basic and detailed method
There is a distinction in NTA 8800 calculations between new construction and existing buildings:
- The NTA 8800 basic method is intended for existing buildings and is used to determine the energy label.
- The NTA 8800 detailed method is mandatory for new construction. Our energy consultant conducts a thorough on-site inspection to accurately determine the energy performance and energy label.
New construction: BENG requirements
Strict requirements apply to the energy performance of new buildings. These are the BENG requirements (nearly energy neutral buildings). The requirements relate to heating demand, primary fossil energy consumption, and the share of renewable energy. Our consultants use the NTA 8800 detailed method to assess compliance with these requirements. This calculation also results in an energy label.
Minimum energy label C for offices
Since 2023, there has been a requirement for existing office buildings: they must have at least energy label C. This obligation is included in the Environment Buildings Decree (Besluit bouwwerken leefomgeving: Bbl).
When is a NTA 8800 calculation required?
A valid energy label is mandatory when an existing building is sold or rented. An energy label is valid for a maximum of 10 years and must be renewed with a new energy performance calculation.
New construction: before and upon completion
For new buildings, the energy performance must be calculated at two stages: before construction begins, as part of the environmental permit application. This first calculation must demonstrate that the design complies with the BENG requirements. Upon completion, a final calculation must follow, based on the NTA 8800 detailed method.
Also for renovations of existing buildings
Energy performance must also be calculated for major renovations. This is usually required to obtain an environmental permit. In such cases, the NTA 8800 detailed method must be used.
